Example Specification of Services

  • Preventative Maintenance (“PM”) will be provided quarterly on all of your units.
  • Contractor will perform PM work in accordance with the manufacturers’ specifications.
  • PM work may include:
    • Check operating head pressure, suction pressure and superheat.
    • Check condenser for coil blockage.
    • Clean out condenser coil with coil cleaner.
    • Clean out evaporator coil with coil cleaner.
    • Check compressor starting and running amps.
    • Ensure starting devices switching properly.
    • Inspect accessible areas for signs of leaks and rust.
    • Ensure refrigeration charge is correct.
    • Check High and Low pressure safety controls.
    • Oil condenser fan motor, ensure that outdoor fan blade is free of vibration and not bent, check running amps for overheating.
    • Ensure that all installed time delays function properly.
    • Inspect compressor terminal wiring. Ensure no signs of burning, overheating, brittle insulation or pinching. Inspect start and run capacitors for signs of aging and deterioration.
    • Clean all contactors and motor starter electrical contacts
    • Wipe down inside of blower section.
    • Wipe down condenser area.
    • Replace air filters.
    • Oil blower motor (needed and oilable).
    • Check blower motor V-belts tension and replace belts as needed
    • Check indoor thermostat for proper operation.
    • Check for visible signs of poor electrical connections.
    • Check blower wheel for dirt and balance.
    • Cycle fan relay and check for proper operation.
    • Check gas valve for proper operation.
    • Check and cycle fan safety and upper limit switch.
    • Check flame safety limits and safety controls.
    • Check control transformers output voltage and FLA.
    • Check blower motor bearings and shaft.
    • Check blower motor run capacitor.
    • Check blower motor amp draw.
    • Check main burners for proper ignition and burning flame.
    • Cycle and check out electronic ignition controls.
    • Cycle and cheek combustion air/induced draft blower.
    • Check for proper operation of draft inducers.
    • Check thermocouple for proper operation.
    • Check pilot flame for proper burning flame.
